Browse our available listings, choose a unit, and submit your application through our AppFolio portal. Each adult (18+) must submit a separate application. The fee is $45 per applicant. See our full application guide for details.
We require verifiable gross income of at least 2.5 times the monthly rent. If you have a co-signer, their income should be at least 3 times the monthly rent.
We look for a minimum credit score of 620. Applicants with lower scores may qualify with a co-signer or a larger security deposit. Each situation is reviewed individually.
Most applications are reviewed within 1–3 business days. We'll contact you as soon as a decision is made. Having all required documents ready speeds up the process.
Security deposits are typically equal to one month's rent, though this may vary by property. The deposit is fully refundable at move-out, minus any damages beyond normal wear and tear.
Log into the Tenant Portal and submit a request online. This creates a trackable ticket and is the fastest way to get help. For emergencies (flooding, no heat, gas leak), call 775-200-2890 immediately.
Emergencies include flooding or water leaks, no heat in winter, gas leaks or gas smell, fire or fire damage, electrical hazards, and broken locks or security issues. For any of these, call us immediately — don't wait for an online response.
Your properties are managed by Nevada Commercial Services (NCS). They coordinate all maintenance through licensed, insured contractors. For routine requests, expect a response within 1 business day.
We may consider one small dog (up to 30 lbs fully grown) per unit with prior written approval. Cats are not permitted. No pet-sitting is allowed under any circumstances. Contact us to discuss pet availability at your preferred property.
Pet rent is $35 per month per approved pet. There is also a $300 refundable pet deposit due at move-in. Pet fees and deposits are separate from the standard security deposit.
Rent is paid online through the Tenant Portal. You can set up automatic payments via ACH (checking account) or pay manually each month. We also accept cashier's checks and money orders at the management office.
Rent is due on the 1st of each month. There is a grace period through the 5th — after that, a late fee applies as specified in your lease.
We accept ACH/eCheck (no fee), credit/debit cards (processing fee applies), cashier's checks, and money orders. Personal checks are accepted at some properties. Cash is not accepted.
Your deposit is returned within 30 days of move-out, minus any deductions for damages beyond normal wear and tear. We conduct a move-out inspection and provide an itemized statement of any deductions.
